Where is serviced industrial land available in Tenerife?
Most available industrial land sits in Tenerife's south and east, close to the Port of Granadilla and the south motorway (TF-1). The main areas are the Granadilla de Abona industrial and port zone — designated for logistics and industry and adjacent to the ZEC perimeter — together with Güímar and the Valle de Güímar, Las Chafiras and the Costa Sur estates. These are the corridors where serviced plots, road access and three-phase power tend to be in place, which shortens the path from purchase to operation.
Industrial land is governed by each municipality's Plan General de Ordenación under the Canary land law (Ley 4/2017 del Suelo y de los Espacios Naturales Protegidos de Canarias) and, at island scale, by the Cabildo de Tenerife's territorial plans for logistics and infrastructure. Whether a specific plot is ready to build depends on its classification, its servicing status and the municipal planning that applies — so any concrete parcel needs a site-specific check.
Buildability and permitted uses
What you can put on a plot is set by its planning parameters: the floor-area ratio (edificabilidad), the maximum height and footprint, the building setbacks (retranqueos) from boundaries and roads, and the permitted uses for that industrial category. Some estates allow general industrial and logistics use; others restrict noisy or hazardous activities. Because these parameters are defined parcel by parcel in the municipal plan, we do not quote standard figures here — instead we obtain the planning certificate (cédula urbanística) for each plot so you build on confirmed numbers, not assumptions.
The turnkey route, step by step
A turnkey development brings the whole sequence under one plan. In broad terms it runs as follows:
- Secure the plot and confirm its planning parameters and servicing.
- Commission the technical project (proyecto) from a licensed architect or engineer.
- Apply for the building permit (licencia de obra) and the activity licence (licencia de actividad).
- Build the shell, install utilities and fit out for the specific activity.
- Obtain the first-occupancy and operating sign-off, then go live.
A realistic span for a full turnkey facility is 12 to 24 months, depending on the municipality, the activity and the complexity of the licence. Treat that range as indicative: permit processing times vary between town halls, and a straightforward warehouse moves faster than a regulated process plant.
Does building qualify for the ZEC?
Yes. Acquiring land and constructing a facility counts as investment in fixed assets, which is exactly how a ZEC entity meets the minimum investment requirement (€100,000 in Tenerife or Gran Canaria; €50,000 in the smaller islands, under Ley 19/1994).
